PROJECT SCHEDULE

The project schedule is the brain of the operation, essential for every project. For a kitchen, this schedule is very involved, with coordination of ordering materials, subcontractor management and inspection deadlines. We will deliver a project schedule in the form of a gantt chart at the start of your project, and update it as time goes along. We work alongside you to schedule the arrival of all necessary materials before demolition begins to ensure the project runs smoothly and quickly... To the right you'll see what a typical kitchen schedule will look like!

ORDERING MATERIALS

We will coordinate the ordering and delivering of materials with you as the project start date approaches to ensure the seamless execution of the project once construction begins. Materials that are design selections are your responsibility to source. As soon as design work begins, we will share with you a Selections Spreadsheet where you can keep track of all the decisions you need to make about your kitchen and all the materials you need to order.

We will not include the items you order in our estimated project cost as you are the purchaser.

DEMOLITION

It's time to start your project! Demolition may include removal of existing cabinets, countertops, appliances, walls, ceilings, old fixtures and more! It is

important to remember that once demolition begins, you should be prepared to not use your kitchen or surrounding space until the project is completed! Don't worry though, it'll all be worth it in the end.

What to expect:

  • Dumpster is dropped off on street or driveway
  • Area protection is typically installed in areas that are not in the scope of work
  • Removal of existing appliances, countertops, cabinetry, walls, ceilings, flooring and fixtures.
  • All debris will be cleaned and space will be organized daily

FRAMING

Line Frame

If you plan on your kitchen having a different layout than what you had previously, then this is where reframing will take place. Building new walls, headers, openings, or patching up openings will all take place during this stage. Reframing takes place right after demolition, and right before the MEP trades come in.

What to expect:

  • At this point in time, all the old has been removed and we’re ready to build your new layout
  • You can expect this stage to continue on trend with the dust and debris of construction
  • Framing may include new floor to ceiling walls, or just a knee wall for a peninsula or island cabinets
  • Framing isn't always a part of a kitchen remodel. This will generally only take place for custom and LUX packages

MECHANICAL (AKA HVAC)

HVAC stands for Heating, Ventilation, and Air Conditioning. The rough-in phase for mechanical systems may involve removing or relocating AC duct, supplies and returns to fit the new kitchen layout. The goal of this phase is to always ensure proper air circulation and temperature control throughout the renovated space! For kitchen renovations, this is the time our mechanical contractor will rough in your hood range duct work.

What to expect:

  • By this point, the HVAC system has already been turned off quite some time, but we're close to changing that!
  • Supply vents, return vents and above ceiling ductwork will be relocated.
  • Hood range rough-in will be set into its location

ELECTRICAL ROUGH IN

The electrical rough-in stage includes the careful placement of electrical conduits, wiring, and outlets throughout the building. This is the foundation upon which the lighting, power outlets, and technological systems will operate. Planning and precision are crucial to ensure the building's electrical infrastructure can support the anticipated power demands efficiently.

What to expect:

  • Conduits and wires everywhere! Conduits are installed to route electrical wires safely from the main electrical panel to outlets, switches, and fixtures. Proper placement minimizes electrical interference and ensures compliance with safety codes.
  • At this point in the process it is common to have certain breakers turned off to ensure safety in the house.
  • If you are adding an island in your new kitchen, wires will need to be routed under the slab into the new area... this is called "trenching". We will have to cut open the existing slab, run the wires over, then fill it back in with concrete.

Bold Industrial and Tech Elements - pipes

Plumbing rough-in involves the installation of pipes, drains, and fixtures that will provide water supply and disposal within your home. Proper placement of plumbing components ensures effective distribution of water and efficient waste removal, contributing to the overall functionality and comfort of your kitchen. Typically, plumbing and electrical rough in happen simultaneously.

PLUMBING ROUGH IN

Mouse Click Icon

What to expect:

  • Depending on the scale and size of your project, when working on the plumbing rough in, the water supply to the entire home may be shut down. Once everything has been rerouted and reconnected, it will all be turned back on.
  • If you are adding a sink to an island in your new kitchen, the water lines will have to be routed under the slab into the new area... this is called "trenching". We will have to cut open the existing slab and run the water lines over.

Drywall and paint will be a portion of the project when you really start to feel the space come together. At this time you will have the ability to incorporate your desired textures, styles, and colors for the area. Drywall can get messy, so this will take place before all of your new, shiny selections arrive! Typically, we will add a base layer of paint at this time, then touch up again at the end of the project.

DRYWALL & PAINT

Paint Roller, Paint Brush, Paint, Roller, Painter Icon

What to expect:

  • Drywall will be a fairly quick moving 3 step process where the installers "hang" or screw in the drywall itself. Tape and "mud" (i.e., joint compound) are used to make the joints smooth, and then the walls are textured. There are many different texture styles, so be sure to familiarize yourself with them before they spray.
  • Primer coats are required before paint for new drywall areas. These coats will be applied with rollers.
  • During both of these phases, it is not uncommon to lay floor protection and tape off areas to ensure that paint and drywall mud stay off the areas where they don’t belong.

FLOORING

Flooring can come in all kinds of shapes, sizes, and materials. Selecting flooring will ultimately depend on your taste and lifestyle. Those prioritizing a solid but affordable floor should consider LVP (Luxury Vinyl Plank) flooring. Hardwoods are known for their natural beauty and authenticity, intricate grain patterns and long life-span. You may be looking for clean, symmetrical shapes with limitless variations and durability. In this case, tile's the answer. The options don't end there with slate, brick, stamped concrete, and more!

What to expect:

  • Floors are installed after the slab or subfloor is perfectly flat. This may require the grinding away of unwanted areas. During this stage, the installers will be sure to block off areas in order to contain dust.
  • Self-leveling cement may be applied to fill in low spots, creating a strong, reliable, flat surface.
  • A moisture barrier will typically be applied underneath hardwood & LVP flooring to prevent warping of material.

Isolated Fridge Icon Flat Design

Appliances and fixtures will be one of the last items to round out your project. Typically, an appliance package will include the refrigerator, range, microwave, and dishwasher.

Specialty appliances may be added to the package, such as custom hood range vents, wine chillers, ice makers, double oven stacks, water filtration systems and more!

BACKSPLASH

Whether it's a tile pattern or a quartz slab, the kitchen backsplash can become a focal point statement or eye-catching accent that also adds a practical water barrier to protect kitchen wall surfaces. They allow for a beautiful finishing touch with many styles and materials to match your preferences.

Tile backsplashes include porcelain, ceramic, stone, and even glass tiles that can be oriented in a variety of patterns and come in unlimited shapes and sizes. This tile style of backsplash requires grout (fine cement-like material that comes in many colors) to fill the space between the tiles.

What to expect:

  • The selection of the material and orientation is chosen by the homeowner. This typically looks like going to Home Depot, Lowe's, Floor & Decor, or searching online to get tile, grout, and schluter.
  • Schluter is another material which is required for tile backsplash. It essentially creates a clean looking border around the tile so that the tile edges don't show.
  • Installation is pretty speedy with little amounts of prep work necessary.
