Each and every project is unique, which we take as an opportunity! Our passion is to see your dreams fulfilled, and in order to accomplish that, we believe that a detailed process must be followed. We will start by helping you design the space of your dreams, then put together a detailed estimate and schedule, introduce you to the team that will execute the work, then carry out the plan. We know how important communication is, so we will make sure to update you weekly with detailed progress reports and relay any issues or delays that take place. PRE-CONSTRUCTION
DESIGN - your vision for the space in a 3D rendering
PLANS - architect drawn blueprints and engineer approved structurals
PERMITS - approval given by municipality to proceed on the project
As a design-build contractor, we have the unique ability to take every project from an idea to reality. We can provide you with in-house 3D renderings of the designed space, connect you to trusted architects and engineers to acquire a set of blueprints, and pull permits for any project you may need with our FL CBC license. If you choose us to perform any/all of these services, we will send you a pre-construction agreement form with pricing to sign. You can click on the button to the right to view an example pre-construction agreement.
The pre-construction phase will take place prior to breaking ground on any project, and can include any combination of these three items. You may already have plans from an architect and just need an estimate and permitting. You may simply come to us with only a vision or idea of a project and need us to help you design, plan and permit from start to finish. No matter where you are in the process, Stout Builders can help you move the needle forward!

DESIGN
Discovering your design style is a fun yet essential part of any project. Planning out your overall aesthetic is a time and cost saver. During the design phase, our team will work with you to put your dreams on paper. We'll get into the nitty gritty of finishes and selections and create a 3D rendering of the space that realistically encapsulates the final product you desire. It is important in this phase to finalize what materials will be used for the project so that the renderings and estimates will accurately reflect the finished product and so that change orders can be minimized.
BUILDING AN ESTIMATE
Once we have determined a design, plan, and you have made selections necessary for the project, we will provide you with an estimate and a project timeline. Please understand... the estimate process takes time. Our goal is to provide you with the most accurate estimate possible. To accomplish that, we lean on our network of subcontractors and their pricing for YOUR job specifically. This may require additional site visits with subcontractors so they can be as accurate as possible. Our goal is to get this right the first time so that you aren't hit with unforeseen costs later.

FINALIZE & CONTRACT
After the pre-construction agreement is fulfilled, after the estimate is agreed upon and signed, you are ready for construction! If you choose to move forward with Stout Builders as your builder, the next step is to sign a contract.
Contracts ensure that Stout Builders will be paid for the work we perform for you, and they provide you the confidence of knowing your project will be completed to the agreed upon specifications.
Our contract will include how much you have agreed to pay for your project. Make sure you understand what is included and what may incur additional fees or expenses.
Dates and deadlines are critical. Setting a schedule of important dates helps to avoid delays or incomplete work. We will provide you with a project schedule to which we will do our best to adhere. Of course, unforeseen delays and hiccups can occur, but proper planning will minimize the repercussions. Keep deadline dates marked on your calendar as a reminder.
SCHEDULING & ORDERING MATERIALS
Understanding what materials will be used in your project before they are ordered will help ensure your satisfaction on the back-end. It is much harder to change materials once they have been ordered, shipped, and used. Should you have any second-thoughts about your material selections at this point, please address them with us before orders are made. It will save you money and time, and we want you to be completely satisfied!
We will coordinate the ordering and delivering of materials with you as the project start date approaches to ensure the seamless execution of the project once construction begins. Materials that are design selections are your responsibility to source. Refer to your project's webpage on the right to learn more about materials and stores we recommend ordering them from for specific projects.
DEMOLITION!
Demolition varies widely depending on the type and breadth of the project. We will ensure that the construction space has all necessary area protection in place. Dumpsters are necessary for most projects so you can expect one to be dropped off before demolition begins.
